
Project Overview
M.B. contacted us for a hardwood floor renovation in their 600 square foot space on Park Avenue in Manhattan’s Upper East Side. The project involved removing carpet, installing new unfinished hardwood, sanding, and refinishing the floors to restore their natural beauty. The existing floors were treated with a natural finish, and no stain was applied to preserve the wood’s authentic look. Finally, 3 coats of water-based polyurethane were applied to protect and enhance the floor’s appearance, leaving it with a satin finish.
Removal of Carpet and Installation of New Hardwood
To begin the renovation, we removed the old carpet and prepared the surface for the installation of new hardwood flooring in the closet and other areas. M.B. chose unfinished hardwood for a custom look, as unfinished hardwood allows for a more personalized and precise finish. Once the new hardwood was installed, our team moved forward with sanding to smooth out any imperfections in the wood, ensuring that the floor would be ready for refinishing.

Sanding and Refinishing for a Smooth Surface
Sanding is an essential part of the refinishing process. It removes old finishes, dirt, and scratches, preparing the hardwood for the new protective layers. For M.B.’s 600 square feet of hardwood floors, our team used high-quality sanding equipment to smooth the wood and eliminate any flaws. After sanding, refinishing was the next step to restore the wood’s natural charm. We applied 3 coats of water-based polyurethane to create a smooth and durable surface. Water-based polyurethane is popular because it dries quickly and doesn’t yellow over time, preserving the wood’s natural color.
Natural Finish and Satin Coating
M.B. wanted to keep the natural look of the wood without changing its color with stain. The natural finish highlights the wood’s grain and texture, adding elegance to any space. To finish the project, we applied a satin polyurethane coating, which provided a soft, subtle sheen without being too glossy. The satin finish is perfect for enhancing the wood’s beauty while offering protection against everyday wear and tear. It also makes the floor easy to maintain, as it resists dust and dirt buildup.
