Preparing the Floors for Sanding
J.M.’s hardwood floor renovation in Prospect Heights, Brooklyn, began with the preparation of the floors. The 1,100 sq ft of hardwood had accumulated some wear and tear over the years, so the first step was to sand the entire area. Sanding helps to remove old finishes, stains, and scratches, ensuring that the surface is smooth and even. It’s a critical step for the refinishing process, allowing the floors to look fresh and rejuvenated once the new finish is applied.
Sanding and Refinishing the Hardwood Floors
After sanding, we began refinishing the floors. The process of refinishing includes applying a fresh coat of polyurethane to protect the wood and enhance its natural beauty. For J.M., we kept the floors natural, meaning no stain or color change was applied. The focus was on preserving the original look of the wood while rejuvenating its appearance with a smooth, protective layer.

Applying Three Coats of Polyurethane
To protect the hardwood floors, we applied three coats of water-based polyurethane. Polyurethane is essential for shielding the wood from wear and tear, spills, and scratches. It also enhances the color and grain of the wood without altering its natural appearance. Water-based polyurethane dries quickly and provides a durable, long-lasting finish, making it ideal for busy households and spaces that experience a lot of foot traffic.
Satin Finish for a Polished Look
After applying the polyurethane, we finished the floors with a satin sheen. The satin finish gives the hardwood a soft, subtle shine that complements the natural look of the wood without being too glossy. It’s the perfect choice for those who want a polished, elegant finish that’s easy to maintain. This finish enhances the beauty of the floors while providing durability and protection against daily wear.
