Nestled in the vibrant heart of NoMad, Manhattan, X.L.’s spacious residence at 226 5th Avenue featured a beautiful 1,300 sq ft hardwood floor in need of restoration. Years of wear had dulled its original charm, and a 12 sq ft section required careful repair due to minor damage. X.L. envisioned a clean, modern look that celebrated the natural tone of the wood without changing its character.

To bring this vision to life, X.L. partnered with Wood Flooring Masters for a full sanding and refinishing project—entrusting us with every detail, from minor repairs to final finish.

From Damage to Design: Our Step-by-Step Process

We began the project with a detailed assessment to ensure a smooth workflow across the entire 1,300 sq ft of flooring. The 12 sq ft damaged area was carefully removed and repaired, with replacement boards selected to match the surrounding wood for a flawless transition.

Once the repairs were complete, our crew performed a comprehensive sanding to remove years of scratches, scuffs, and fading. X.L. opted for a natural finish—preserving the wood’s organic color—and we followed up with three coats of water-based polyurethane, chosen for its eco-friendly qualities and fast drying time. For the final touch, a semi-gloss finish was applied to give the floor a crisp, clean shine without being overly reflective.
