Introduction to the Project
L.H. from Lower Manhattan, NY, wanted to give their hardwood floors a fresh, updated look. The project covered 800 sq ft of hardwood flooring, which required sanding and refinishing to restore its original beauty. L.H. chose to keep the natural color of the wood, opting for a simple and elegant finish that would complement the style of their home.
Sanding the Hardwood Floors
The first step in this renovation was sanding the 800 sq ft of hardwood floors. Sanding is an essential process in refinishing hardwood floors because it removes any old finishes, dirt, or imperfections. It also prepares the wood surface for the new finish to adhere evenly. After sanding, the wood looked clean and smooth, providing the perfect foundation for the refinishing process.

Refinishing with Water-Based Polyurethane
Once the sanding was complete, L.H.’s floors were refinished with three coats of water-based polyurethane. Water-based polyurethane is an ideal choice for hardwood floors because it dries quickly, is low in odor, and does not yellow over time. This clear protective layer enhances the wood’s natural appearance, making the floors more durable and resistant to wear, scratches, and stains.
Semi-Gloss Finish for a Polished Look
For the final touch, L.H. chose a semi-gloss finish for their floors. A semi-gloss finish provides a balanced sheen, giving the wood a polished and sophisticated look without being too glossy. It is also easier to maintain, as it reduces the appearance of dust and dirt. This finish is perfect for high-traffic areas and helps the floors look fresh and clean for years to come.
