Introduction to the Project
A.S.G. from Fairmount, Philadelphia, wanted to refresh their hardwood floors to match the elegant style of their home. The project involved several steps, including sanding, staining, and refinishing, to transform both the existing floors and new hardwood installations into a beautiful, durable surface. The project covered a total floor size of 300 sq ft, including a hallway and 25 steps. Additionally, two more areas were renovated: a 250 sq ft bedroom on the third floor and a 210 sq ft space with new Red Oak hardwood installation.
Sanding, Staining, and Refinishing Process
The hardwood floors in A.S.G.’s home began with sanding to remove imperfections and ensure the surface was smooth. Sanding is an essential step in the process, preparing the wood to take the stain and finish evenly. After sanding, the next step was staining the floors with Royal Mahogany, chosen to match the first floor’s existing look. Staining helps bring out the rich color of the wood and adds warmth and character to the space. The Royal Mahogany stain provided a deep, luxurious tone that complemented the overall aesthetic of the home.
After staining, the floors were refinished with three coats of water-based polyurethane. This type of polyurethane finish is known for its durability and quick-drying properties. It helps protect the wood from daily wear and tear, such as scratches and moisture. For A.S.G.’s project, the finish was satin, providing a subtle sheen that enhances the wood’s natural beauty while maintaining a sophisticated and polished look.

New Hardwood Installation
In addition to refinishing the existing floors, A.S.G. decided to install new hardwood on the third floor bedroom and the hallway. The hardwood selected for installation was 3-1/4 Red Oak Number 1 NEW HARDWOOD. This is a high-quality hardwood known for its strength, durability, and elegant appearance. It fits perfectly with the style of the home and offers a long-lasting solution for those looking for high-performance flooring.
The installation process for the new Red Oak hardwood included sanding, staining with the same Royal Mahogany color, and applying three coats of satin water-based polyurethane. This ensured that the new floors blended seamlessly with the existing ones, creating a cohesive look throughout the home.
The Benefits of Satin Polyurethane Finish
Satin polyurethane offers a unique balance between a glossy and matte finish. It provides enough shine to give the wood a fresh, polished look while reducing the visibility of dust, dirt, and scratches. This makes it an excellent choice for homes with high traffic areas like hallways and staircases. Satin finishes also offer a more muted shine that works well with various interior design styles, from modern to traditional.
For A.S.G.’s project, the satin finish helped highlight the rich tones of the Royal Mahogany stain while ensuring the floors remained easy to maintain. With three protective coats, the floors are now not only beautiful but also durable and ready for everyday use in a busy home.
