Project Overview
J.B. from Murray Hill, Manhattan, wanted to refresh their hardwood floors by sanding and refinishing them. The renovation covered a total of 800 sq ft, aiming to restore the natural beauty of the wood. J.B. chose not to apply any stain, keeping the wood’s natural color. After sanding, the floors were treated with three coats of water-based polyurethane and a semi-gloss finish to add shine and protection.
Sanding the Hardwood Floors
The first step in the renovation process was sanding the 800 sq ft of hardwood floors. Sanding is essential because it removes old finishes, dirt, and any imperfections in the wood, leaving the surface smooth and even. This step prepares the floor for the next stages of staining and finishing. Since J.B. wanted to preserve the wood’s natural color, sanding also helped reveal the wood’s raw beauty, ready for the final refinishing.

Refinishing with Water-Based Polyurethane
After sanding, three coats of water-based polyurethane were applied to the hardwood floors. Water-based polyurethane is popular because it dries quickly, is environmentally friendly, and creates a protective layer without altering the natural color of the wood. This finish provides a clear, durable layer that guards against scratches, stains, and daily wear, ensuring that the floors maintain their beauty over time.
Applying a Semi-Gloss Finish
To complete the refinishing, a semi-gloss finish was applied to the floors. This finish adds a subtle shine that enhances the wood’s natural grain while protecting it from future damage. A semi-gloss finish is ideal for creating a sleek, polished look without being too reflective. It gives the floor a refined appearance while also making it easier to clean and maintain.
