Introduction to the Project
C.K. from Kips Bay, Manhattan, wanted to restore their hardwood floors to their original beauty. The project included two main tasks: repairing a small 20 sq ft section of the floor and sanding and refinishing 609 sq ft of hardwood. The goal was to refresh the floors while keeping their natural look and ensuring a durable, long-lasting finish.
Floor Repair and Sanding
The first step in the project was repairing a 20 sq ft section of the floor. Over time, hardwood floors can become damaged, so C.K. needed this small area fixed to match the rest of the flooring. Once the repair was completed, we moved on to sanding the entire 609 sq ft area. Sanding removes any old finish and imperfections, ensuring a smooth surface for the new finish.

Refinishing with Polyurethane
After sanding, we refinished the floors with three coats of water-based polyurethane. This type of polyurethane is durable, fast-drying, and helps maintain the wood’s natural color. It also provides a clear, protective layer that will keep the floor looking great for years. The semi-gloss finish was chosen to give the floor a sleek and polished look while being easy to maintain.
Semi-Gloss Finish for Durability
A semi-gloss finish is a perfect choice for high-traffic areas like C.K.’s floors. It offers a balanced shine that highlights the wood’s beauty while being durable enough to resist scratches and stains. Semi-gloss finishes also reflect light, making rooms feel brighter and more spacious. This finish is ideal for homeowners who want an elegant, low-maintenance floor that will last.
