
A Fresh Start for Hardwood Floors
P.A. from the Upper East Side in Manhattan contacted us for a complete hardwood floor renovation in their 800 sq ft space. The goal was to preserve the natural beauty of their hardwood floors without adding any color or stain. P.A. wanted a clean, fresh look that highlighted the wood’s original grain and texture, bringing out its natural elegance.
Sanding: The First Step to Perfection
Sanding is the first crucial step in the process. To ensure the floors looked brand new, we carefully sanded the entire 800 sq ft area. This step removes the old finish and any imperfections, giving the wood a smooth and uniform surface. Sanding also prepares the floors for the next step—applying the protective finish. It’s essential to get this right for the best results!

Water-Based Polyurethane: Durable Protection
Once the sanding was complete, we applied three coats of water-based polyurethane. This type of polyurethane is a favorite for its durability and eco-friendly properties. Unlike oil-based finishes, water-based polyurethane dries quickly and is less likely to yellow over time, which helps maintain the wood’s natural appearance. It also provides excellent protection against scratches and stains, perfect for high-traffic areas.
Satin Finish for Subtle Beauty
To finish off the project, we chose a satin finish for the floors. Satin finishes provide a smooth, soft glow that doesn’t overpower the natural wood look. It’s a versatile option that works well in various home styles, offering a balance between a glossy and matte finish. Not only does it look great, but it also makes cleaning and maintenance easier for P.A., ensuring the floors stay beautiful for years.
