
Project Overview
M.P. from Manhattan’s Upper West Side wanted to breathe new life into their hardwood floors. The project involved sanding, staining, and refinishing a total of 700 sq ft of floor space. M.P. opted for a rich, dark stain color—either Royal Mahogany or Dark Walnut—to give the floors a bold, elegant look. The floors were then treated with a satin finish to ensure long-lasting protection and a beautiful, shiny appearance.
Sanding and Repairing the Hardwood Floors
The first step in the renovation process was sanding the floors to prepare them for staining and refinishing. Sanding removes any old finish, dirt, and imperfections from the surface, allowing the new stain to penetrate the wood evenly. In addition to sanding, some repairs were needed on the floors to address any damage or wear. This step ensured that the floors were smooth and free from any blemishes, creating an even surface for the next stages.

Staining with Royal Mahogany or Dark Walnut
Once the sanding and repairs were complete, the next step was applying the stain. M.P. chose a rich stain color, either Royal Mahogany or Dark Walnut, to add depth and elegance to the hardwood. These dark stain colors give the wood a luxurious, polished look while highlighting the natural grain patterns. The stain was applied carefully to the entire 700 sq ft area, ensuring an even finish that transformed the appearance of the space.
Applying Three Coats of Water-Based Polyurethane
After the stain had dried, three coats of water-based polyurethane were applied to protect the floors. Water-based polyurethane is known for its durability and quick drying time. It creates a protective layer that resists scratches, stains, and daily wear, ensuring that the hardwood floors remain beautiful for years to come. The three coats of polyurethane also provided a clear finish that allows the rich stain color to shine through while adding a layer of protection.
